  •   Sellers constrained by capital, time, information
  •   Contentious relationships seeking to unwind
  •   Mismanaged assets due to lack of expertise
  •   Poorly utilized real estate relative to best use
  •   Absent owners who are uninformed
  •   Locations which are undergoing redevelopment
  •   Non-performing notes and bankrupt estates
  •   Real estate plagued by problems that current owner does not know how to solve
